How this calculator works

This calculator determines whether an Indiana HOA or condominium meeting notice is compliant with the applicable statute — IC 32-25.5-3-4 (Indiana Condominium Act) or IC 32-21-13-3 (Planned Community Act).

Enter the association type, meeting type, meeting date, and notice date. The calculator returns a compliant / non-compliant determination, the number of days between notice and meeting, and the applicable statute.

Notice requirements by association type and meeting type

| Association | Annual meeting | Special meeting | Board meeting | |-------------|---------------|-----------------|---------------| | Condominium (IC 32-25.5-3-4) | 10–60 days | 10-day minimum | 72-hour (3-day) minimum | | Planned Community (IC 32-21-13-3) | 10-day minimum | 10-day minimum | 72-hour (3-day) minimum |

Key distinctions

  • Indiana Condominium Act 60-day maximum: The annual meeting maximum is 60 days — shorter than Washington WUCIOA (90 days) and the Washington HOA Act (90 days). Notices sent more than 60 days in advance for a condo annual meeting are non-compliant.
  • Planned communities: No statutory maximum for annual meeting notice under IC 32-21-13-3.
  • Board meetings open to owners: Under IC 32-25.5-3-4, condominium board meetings are open to all unit owners; 72-hour notice required.
  • Governing documents: Check declarations and bylaws for additional requirements beyond the statutory minimums.

Under IC 32-25.5-3-4, the Indiana Condominium Act requires: (1) Annual meetings — notice not less than 10 days and not more than 60 days before the meeting; (2) Special meetings — notice not less than 10 days before; (3) Board meetings — open to all unit owners with 72-hour (3-day) advance notice unless an emergency. The 60-day maximum for annual meetings is notably shorter than Washington WUCIOA's 90-day maximum under RCW 64.90.395 — an Indiana condo association that sends notice 70 days in advance has given notice too early and must send a corrective notice.
