What the statute requires
ORC § 5311.091 governs the condominium resale certificate process:
- Seller's obligation — obtain a resale certificate from the unit owners association and provide it to the buyer before closing.
- 10-day delivery deadline — the association must deliver the certificate within 10 calendar days of the seller's written request.
- Buyer's 3-business-day rescission window — after receiving the certificate, the buyer has 3 business days (≈ 5 calendar days) to rescind the contract unconditionally.
- Pre-closing rescission right — if the certificate is not delivered before closing, the buyer may rescind at any time before closing.
- Association fee — ORC § 5311.091(B) permits a reasonable fee. No statutory cap in Ohio.

Ohio's 10-calendar-day deadline is shorter in practice than North Carolina's 10-business-day window when weekends fall within the period. The Ohio 3-business-day buyer rescission window is shorter than North Carolina's 5-calendar-day window.

Ohio has no statutory fee cap. The $400 threshold used in this calculator reflects Arizona's statutory cap — used here as a market-rate benchmark to flag potentially excessive fees. Ohio associations typically charge $200–$400. Fees above $400 should be supported by documented cost justification.
The Ohio condominium resale certificate is a disclosure document required by ORC § 5311.091 that the SELLER must obtain from the unit owners association and provide to the buyer before closing. The certificate typically includes: current monthly assessments; any special assessments currently levied or planned; the association's current budget; the reserve fund balance; any violations pending against the unit; and other financial and governance information material to the buyer's decision. The SELLER's responsibility is to REQUEST the certificate from the association in writing; the ASSOCIATION's responsibility is to deliver it within 10 calendar days. The seller's agent typically handles the request as part of the transaction.
