How this calculator works

This calculator determines whether a Washington HOA or condominium meeting notice is compliant with the statutory notice requirements under WUCIOA (RCW 64.90.395) or the HOA Act (RCW 64.38.025).

Enter the applicable act, meeting type, meeting date, and notice date. The calculator returns a compliant / non-compliant determination, the number of days between notice and meeting, and the applicable statute.

Notice requirements by act and meeting type

| Act | Annual meeting | Special meeting | Board meeting | |-----|---------------|-----------------|---------------| | WUCIOA (RCW 64.90.395) | 10–90 days | 10-day minimum | 48-hour (2-day) minimum | | HOA Act (RCW 64.38.025) | 10–90 days | 10–90 days | 3-day minimum |

Key distinctions

  • WUCIOA board meetings: 48-hour minimum (2 days) — the most permissive board-meeting window in Washington law.
  • HOA Act board meetings: 3-day minimum — slightly more stringent than WUCIOA.
  • Annual meeting maximum: Both acts cap notice at 90 days — notices sent too far in advance are non-compliant.
  • Governing documents: Many declarations require longer notice periods; check yours for additional requirements beyond the statutory minimums.

Under RCW 64.90.395, WUCIOA requires: (1) Annual meetings — notice not less than 10 days and not more than 90 days before the meeting; (2) Special meetings — notice not less than 10 days before; (3) Board meetings — notice not less than 48 hours (2 days) before. The notice must state the time, place, and purpose of the meeting. For owner meetings, notice must be given to every unit owner. Emergency board meetings may be held without advance notice if a quorum of directors is present or participates, but most routine business should follow the 48-hour requirement.
